Sales in the greater Green Valley, AZ market area continue to lag behind 2012 by nearly 33% year to date (YTD) through June as compared to the same time period last year.   Year to date (YTD) there have been a total of 403 sales as compared to 598 during the same time period in 2012.

New active listings continue to climb with 935 homes on the market at the end of June as compared to 765 in June 2012, an increase of 22%.

The YTD Average sales price is showing an improvement over 2012 of 6.72%   However, most if not all of this can be be attributed to the increase in sales in higher priced homes, $300,000 to $500,000.  A clear indicator that the market is continuing to struggle can be seen in what have long been considered Green Valley's most popular selling ranges: sales in the category of $180,000 to $200,000 are down a whooping 43.9% over 2012 and sales in the $200,000 to $250,000 are down by 23.4%.

Green Valley AZ Real Estate--Buy New & Get Latest Bathroom Trends

by Judi Monday, Your Green Valley AZ Expert

One of the biggest benefits to building a new home vs. buying a resale is that you can design the home your dreams.  Of course, you can choose remodel one of the great resale deals out there as well but in the end the overall home may not be as efficient as buying a new one.

Either way there are several bathroom trends that were identified as a result of the National Kitchen and Bath Association's (NKBA) annual survey to its membership. Among the major trends identified for 2013, the most significant that surfaced for both bathrooms and kitchens are:

Fairfield Homes At Canoa Ranch

  • Gray color schemes in both kitchens and baths have witnessed a dramatic escalation since 2010, particularly over the past year. Used currently in 55% of kitchens and 56% of bathrooms, shades of gray are growing in appeal, creating chic, sophisticated spaces that many consumers desire.
  • Continuing an important trend from last year, transitional-style kitchens and baths have clearly surpassed traditional styles, a longstanding favorite until 2012.
  • While the use of quartz finishes was in slight decline last year, it has surfaced as a clear trendsetter this year, coming a close second to perennial favorite granite.
  • No growth in consumer outlays: Homeowners were spending more on their kitchen and bath remodels a year ago -- however, the latest report reveals a slightly less robust situation. The total cost of the average kitchen and of the average bath design in 2012 was $51,050 and $18,575, respectively, but the most recent figures have dipped to $47,308 in kitchens, while staying steady at $18,538 in bathrooms.

Personalizing your new home is all about realizing your own unique style.  In addition, good design rests on a solid foundation of color and design guidelines that help you achieve the look you desire, from cutting edge to timeless.   Of course the internet is full of tips, pictures and videos to help you find the style that best reflects your taste and budget.  One of the best design pros out there is Mary DeWalt and her design team.   She specializes in model home merchandising so has the talent that appeals to today's new home buyers.  If you are looking for inspiration be sure to check out her bathroom design video:

Green Valley AZ Real Estate--Your Kitchen Your Way

by Judi Monday, Your Green Valley AZ Expert

Solterra By Fairfield Homes Green Valley AZOne of the big benefits of buying new is the ability to design your interior in a way that reflects your unique taste on a budget that is comfortable for you.  This year, as proven by the annual Best In American Living Awards (BALA) that honors excellence in new home design, the trend is moving toward "right-sized luxury".  Square footage has become less important than the details.

Of course kitchens, because they are the heart of the home, are still king.   Kitchens sells houses and many new home builders use them as the starting point for the rest of the home.  According to the BALA judges, you can expect to see more white cabintry, and not just the cabinets, but in the countertops as well with white carerra marbletop showing up in many of the designs this years.

According to designer Mary Dewalt, Silestone Countertops are one of the big kitchen trends because they come in grey (which she claims is the new beige) and white, as well as many other colors, so it works much better with the transitional and contemporary modern look.

Green Valley AZ Real Estate--New Home vs. Resale

by Judi Monday, Your Green Valley AZ Expert

Canoa Ranch Golf ClubThere is so much to consider when you are buying a home which goes far beyond the obvious: location, location, location.  A key question as you begin your search should be how important is the age of the home to you?

As you explore this question some key points to keep in mind are:

  • Do you want a home that you've helped to design?
  • Do you want to be able to pick YOUR colors and the finishes YOU want?
  • How important is it to you to have the latest in energy efficiency and design?

Many people love the charm that comes with buying an older home or have their heart set on a certain neighborhood.  In Green Valley AZ it is all about the views, and you may have decided you must have a home in a certain area that offers the views that you want to wake up to each and every day.   And, for some tackling a home that may need work is all about making it their own and putting their personal stamp on it.  However for others, the prospect of remodeling is not a welcome one.

As you consider whether you should buy new or a resale, here are some facts you should know:

  • Energy Efficient:  Homes built today must meet far tougher national code standards for energy efficiency than those built only a few years back.  In fact, most newly built homes come with energy certifications covering walls, roofs, windows, doors and appliance packages.

  • Built The Way You Live TODAY:  New homes are built with the open flowing floor plans, higher ceilings, bigger kitchens, and laid out in a way most people want to live now.  Plus, most new homes come with the sophisticated wiring that's needed for high-speed electronics and communications equipment.
