Facts Or Myths?“It’s impossible to get low down payment loans.” – FACT! FHA down payments are 3.5% and VA is 0%. In some areas, there may be some 0% down payment USDA loans available. FNMA and Freddie Mac have 3% down payment programs.

“It takes perfect credit to get a loan.” - FACT! There is a relationship of better rates to better credit but many issues on a credit report can be explained or corrected. The way to know for sure is to speak to a reliable lender.
 
“If I’ve had a bankruptcy or foreclosure, I can’t qualify.” - FACT! Credit history following a bankruptcy or foreclosure is very important and there can be extenuating circumstances. It only takes a few moments with a reliable lending professional to find out if your individual situation will allow you to qualify for a new mortgage.

“Getting pre-approved is expensive.” - FACT! Usually, the only expense to getting pre-approved is the cost of the credit report which could be around $35. The advantage is that you will know that you qualify for a particular mortgage amount.

“I should wait to qualify until I find a home.” - FACT! It can take weeks to qualify for a mortgage especially if there are issues that need to be corrected. The best interest rates are only available for the highest credit scores. It is to your advantage to start the qualifying process early in your home search.

“All lenders are the same.” - FACT! Reliable lending professionals will explain the entire process before collecting fees, quote fees up-front, have competitive products, do what is necessary to get the loan approved and close at the locked rate and terms. Ask for recommendations from recent borrowers.
“Adjustable Rate Mortgages are more expensive than fixed rate mortgages.” - FACT! Adjustable Rate Mortgages can be less expensive than fixed rate mortgages if the buyer’s circumstances warrant it. If a buyer is only going to be in a home for a few years before selling, it can be determined if an ARM loan will result in the lowest way to finance the property. There are many variables and you need to be aware of them before deciding which type of loan to finance your home purchase.

Green Valley's Newest Community--Solterra By Fairfield & Dorn Homes

Sales slowed in the month of June for the  Green Valley, Arizona Real Estate market with 66 homes sold as compared to 110 in the month of May.   However, the market continues to outperform last year with YTD sales at 599 as compared to 502 in 2011.  This increase in sales has not yet translated into improved prices as the graphs below illustrate:

The Green Valley, Arizona Real Estate market made a strong showing in the month of May with 110 sales as compared to 67 sales in May 2011. Clearly, the market is outperforming last year at least in terms of number of homes sold, with YTD sales at 501 as compared to 436 in 2011.  However, the average selling price continues to lag behind 2011 as shown in the graphs below:

As the temperatures continue to climb in sunny Southern Arizona, the Green Valley, Arizona Real Estate market continues to run "hot" with no signs of slowing down during the month of April.   So hot as a matter of fact that the number of Green Valley residential active listings in the Green/Sahuarita MLS dipped below 600.  There were 119 home sales in the month of April as compared to 116 in March.   YTD sales continue to outpace last year with 391 as compared to 369 in 2011.

 Holiday Celebrations In Arizona

 

 

El Nacimiento is a Tucson treasure presented every year in La Casa Cordova

A special Tucson tradition is El Nacimiento which is on display in La Casa Cordova at the Tucson Museum of Art.  El Nacimiento means The Birth and is a traditional Mexican nativity scene.  For centuries, joyful and colorful Christmas celebrations of Mexican families have centered around Nacimiento displays in their homes.

This annual exhibition is an elaborate and very special version of cultural inheritance.  An intricate arrangement of hundreds of miniature figures combines the symbolism of the Spanish Colonial Catholic Church with the simplicity and faith of everyday existence in rural Mexico. Some of the scenes are from the Christmas story in the Bible; others show traditional Mexican village life with an accuracy that extends to the tiny replicas of kitchen utensils in country dwellings. The glow of a myriad of tiny lights binds the multifaceted collection of scenes into a magical fantasy world.

Truly a labor of love, the installation of this beautiful Christmas vision is done by a devoted daughter in memory of her mother.   Maria Luisa Tena spends months each year preparing and arranging the Nacimiento.  Her dedication to her mother's memory is the reason this age-old Mexican family custom is preserved and shared.  It has been delighting visitors since 1978.

Riordan Mansion State Historic Park

Arizona's Centennial Celebration

#8 of 100 Things To See & Do In Arizona

 

Riordan Mansion State Historic ParkStep back in time and experience a great example of Arts and Crafts style architecture at the Riodoran Mansion.  This expansive home, turned State Historic Park, boasts 40 rooms in its 13,000 square feet and is an impressive reminder of gracious living in a small territorial logging town. 

Built in 1904 in picturesque Flagstaff, Arizona, the Mansion features a rustic exterior of log-slab siding, volcanic stone arches, and hand-split wooden shingles.  The Riordan residence was designed by the creator of Grand Canyon's El Tovar Hotel, Charles Whittlesey.  Inside the historic home is an impressive collection of Craftsman furnishings with appointments by Edison, Stickley, Ellis, and Steinway.

Reservations are encouraged as the size of the personally guided 45-minute interpretive tours of the house are limited and fill up fast.  Essentially this park is an historic house museum.  In fact, the Visitor Center was formerly the family's garage and has introductory interpretive exhibits on the history of the Riordan Family, including a video.

In addition to the guided tour there is a Self-Guided Walking Tour that shows the Mansion's exterior points of interest. 

While the trip from Green Valley Arizona to Flagstaff is about 4 hours, with so much to see and do in the area not to mention places to stay that range from campgrounds to resorts, you'll want to plan on staying several days to enjoy everything this area has to offer.
