While year to date (YTD), sales are up by more than 7% in the greater Green Valley/Sahuarita AZ area as compared to the same time period in 2012, there were only 55 sales for the month of October 2013 as compared to 65 in October 2012--a 15% drop.  YTD there have been 926 sales as compared to 862 in 2012. 

At the end of October there were 829 active listings as compared to 813 last year at this time. 

The YTD average sales price is showing an improvement over 2012 of 5.10%--$161,391 as compared to $153,560.   However, a signficant portion of this can be attributed to the marked increase in sales in the higher priced homes: $300,000 to $500,000+.  There have been 64 sales in this price range as compared to 50 in 2012.

A great indicator that a market is improving can be seen in the "absorption rate" which tracks the number of months of inventory that are listed in a market at any given time.  YTD through October in 2012 there were 11.41 months of inventory on hand versus 9.19 months of inventory through October 2013.
