Real Estate in the greater Green Valley, AZ has definitely gotten off to a slow start this "high" season with 69 sales in February 2014 as compared to 102 in February 2013, a 32.4% decrease.  Year to date (YTD) there have been 148 sales as compared to 179 for the same time period last year.  Active listings on the market were 1039 at the end of February 2014 as compared to 1035 in February 2013.  

The slow sales are definitely having an impact on the "absorption rate" which has to do with demand.  It is the rate at which the market absorbs the inventory of homes that are for sale--in other words how fast are homebuyers buying the homes that are available.  In February the absorption rate was 11.74 and 11.52 for YTD. According to the National Association of Realtors, a Seller's market occurs when there are less than 6 months of inventory on the market and a Buyer's market when there are more than 6 months of inventory on on the market.  In other words the greater Green Valley AZ real estate market is very much a Buyer's market.

Real Estate in the greater Green Valley, AZ has gotten off to the typical slow start in 2014, with 79 sales as compared to 77 in January 2013, a mere 2.6% increase over last January.   Active listings on the market were 1001 at the end of January 2014 as compared to 972 in January 2013.   The increase in active listings had a negative impact on the "absorption rate" which tracks the number of months of inventory that are listed in a market at any given time.  We ended the year in 2013 with an absorption rate of 9.78 months of inventory on hand and that shot up to 11.33 in January 2014. 

There has been a positive change in the average sales price in January 2014 as compared to January 2013:  166,788 vs. 164,805, an increase of 4.16%.

2013 ended with a 5.1% increase in sales over 2012:  1060 homes sold as compared to 1009 in 2012.   In December sales were down by 15.2% compared to December 2012, with 67 sales as compared to 79. 

At the end of December there were 925 active listings as compared to 935 in December 2012.  

There wasn't much change in the average sales price in 2013 as compared to 2012, a slight increase of 2.33%:  $160,000 vs. $156,355.   The big news in 2013 was the increase in sales in the higher priced homes: $300,000 to $500,000+.  There were 76 sales in 2013 as compared to 56 in 2012.

A great indicator that a market is improving can be seen in the "absorption rate" which tracks the number of months of inventory that are listed in a market at any given time.  The year ended with the absorption rate down by 13.91%:  9.78 months of inventory on hand in 2013 as compared to 11.36 in 2012.

While year to date (YTD), sales are up by more than 6% in the greater Green Valley/Sahuarita AZ area as compared to the same time period in 2012, sales were down by 5.9% November 2013 as compared to November 2012.  YTD there have been 991 sales as compared to 930 in 2012. 

At the end of November there were 896 active listings as compared to 888 last year at this time. 

The YTD average sales price is showing an improvement over 2012 of 6.16%--$162,290 as compared to $152,870.   However, a signficant portion of this can be attributed to the marked increase in sales in the higher priced homes: $300,000 to $500,000+.  There have been 72 sales in this price range as compared to 53 in 2012.

A great indicator that a market is improving can be seen in the "absorption rate" which tracks the number of months of inventory that are listed in a market at any given time.  YTD through November in 2012 there were 11.37 months of inventory on hand versus 9.74 months of inventory through November 2013, a decrease of more than 14%.

While year to date (YTD), sales are up by more than 7% in the greater Green Valley/Sahuarita AZ area as compared to the same time period in 2012, there were only 55 sales for the month of October 2013 as compared to 65 in October 2012--a 15% drop.  YTD there have been 926 sales as compared to 862 in 2012. 

At the end of October there were 829 active listings as compared to 813 last year at this time. 

The YTD average sales price is showing an improvement over 2012 of 5.10%--$161,391 as compared to $153,560.   However, a signficant portion of this can be attributed to the marked increase in sales in the higher priced homes: $300,000 to $500,000+.  There have been 64 sales in this price range as compared to 50 in 2012.

A great indicator that a market is improving can be seen in the "absorption rate" which tracks the number of months of inventory that are listed in a market at any given time.  YTD through October in 2012 there were 11.41 months of inventory on hand versus 9.19 months of inventory through October 2013.

While year to date (YTD), sales are up by more than 9% as compared to the same time period in 2012, there were only 40 sales for the month of September 2013 as compared to 57 in September 2012--a nearly 30% drop.  YTD there have been 871 sales as compared to 797 in 2012. 

At the end of September there were 722 listings as compared to 684 last year at this time. 

The YTD average sales price is showing an improvement over 2012 of 5.48%--$161,993 as compared to $153,547.   However, a signficant portion of this can be attributed to the marked increase in sales in the higher priced homes: $300,000 to $500,000+.  There have been 61 sales in this price range as compared to 47 in 2012.

A great indicator that a market is improving can be seen in the "absorption rate" which tracks the number of months of inventory that are listed in a market at any given time.  YTD through September in 2012 there were 11.56 months of inventory on hand versus 9.78 months of inventory through September 2013.

Monsoon Season 2013 Puts Green In Green Valley AZ

An active monsoon season has definitely put the GREEN back in GREEN Valley, and many sellers are also putting some green into their pockets with a market that is showing promising signs of improving.   Sales in the greater Green Valley, AZ market area are up YTD by 12.2% through August as compared to the same time period last year.  For the month of August sales were actually down by nearly 21.3% with 59 solds as compared to 75 in August 2012.   Year to date (YTD) there have been a total of 830 sales as compared to 740 during the same time period in 2012. 

There are currently 682 active listings on the market as compared to 667 last year at this time. 

The YTD average sales price is showing an improvement over 2012 of 5.61%--$162,831 as compared to $154,178.   However, much of this can be attributed to the marked increase in sales in the higher priced homes: $300,000 to $500,000+.  There have been 59 sales in this price range as compared to 45 in 2012.

A great indicator that a market is improving can be seen in the "absorption rate" which tracks the number of months of inventory that are listed in a market at any given time.  YTD through August in 2012 there were 11.93 months of inventory on hand versus 10.03 months of inventory in 2013.
