Ooh la la...Southwest Charmer Shows Like A Model Home!

For those of you who follow my Green Valley, AZ Real Estate Statistics blog, you'll see a whole new look this month.  As they say, a picture is worth a thousand words and the same can be said of graphs as well.  That's why, in addition to my monthly narrative, you'll now find access to a series of graphs. 

The greater Green Valley, AZ real estate market is definitely showing strong signs of improving on several fronts.  Inventory is down and sales are up...and while prices are still lagging slightly behind last year, they are on the increase as well.  As inventory continues to decline and sales remain up, prices will continue to improve as well. 

Absorption rate, or the number of months of inventory on hand has declined by 30% from this September over last September and is down by 20% for the year as compared to 2011.  Sales are up by 21.4% as compared to last year with the biggest increase being seen in the $300,000 to $400,000 price range which is up by 94.4% year to date over 2011.

July put the GREEN back into Green Valley with the arrival of a very active Monsoon season.  The copious amounts of rainfall has managed to erase the devastating remnants of the Murphy fire that raged far too close to my home.  Gone are the black charred mountains and in its place, is the welcome sight of new growth.  They are covered with a lush green layer of new vegetation...a reminder that we can all rise from the very worst to be beautiful once again.  

Although sales dropped slightly from 62 in June to 53 in July, the overall sales year to date (YTD) are ahead of last year, with 555 YTD as compared to 540 for the same time period in 2010. 

Proving it is a bumpy road to market stabilization, the average sales price continues to fluctuate somewhat with the good news being there aren't any wild swings taking place:

Green Valley, AZ June 2011 Real Estate Statistics

June 2011 was a month for the history books as Arizona battled one of the worst wildfire seasons in its history.  Despite the major fires raging throughout the state, real estate sales remained almost on par with May's numbers--62 sales in June as compared to 67 in May.  Interstingly, the number of sales year to date for 2011 are identical to the same time period in 2010 at 499. 

The average selling price YTD continues to bump along.  Despite a dip in June, it remains consistent with 2010, providing a glimmer of hope that the market is stablizing:

As is typically the case, when the temperatures begin to climb, sales drop.  There were 67 homes sold in the month May, a considerable dip from the 112 sold in April.  Sales remain slightly ahead in 2011 at 444 for the year versus 441 for the same time period in 2010.   

Another positive note for this month was the fact that the average selling price climbed from the low $160,000 to $175,595:

Green Valley AZ Real Estate StatisticsApril is my favorite month of the year in Southern Arizona.  A time when it seems that even the most unattractive cactus is transformed into a thing of exceptional beauty.  When we want, more than anything, to brave those prickly beasts to touch their exquisite flowers.  While the desert around us bloomed, the real estate market continued to flower in its own right as well.  There were 112 houses sold in April as compared toGreen Valley AZ Real Estate Statistics the 115 that were sold in the month of March.  On a year to date (YTD) basis 2011 continued to out perform 2010 with 375 sales vs. 364.  

The average selling price continues to hover in the low $160,000 range as illustrated in the table below:

 Green Valley AZ Real Estate StatisticsGreen was the theme for March as the trees began getting their leaves and the real estate market boomed with 115 sales for the month as compared to 90 sales in February. On a year to date (YTD) comparison basis there is definitely cause for celebration as there have been 261 sales to date in 2011 as compared to 228 for the same time period in 2010. 

However, the average selling price did dip slightly to $161,548 as compared to $164,457 in February, but continues to show a slight recovery as compared to the same time period in 2010 as illustrated in the table below:
