While October was definitely a busy month with 236 new listings coming on the market, active listings are slightly less at 755 in October 2012 as compared to to 810 in October 2011.  However, on a YTD basis new listings are up by 1.3% as compared to the same time period last year.

The big news is in the sold listings which are up by 20% YTD over the same time period with 851 sales in 2012 as compared to 707 in 2011.  Absorption rate, or the number of months of inventory on hand, has dropped nearly 23%, with a YTD of 10.16 months of inventory on hand as compared to 13.18 months in 2011.  

Average sales price jumped by 11.34% in October 2012 to $155,530 as compared to $139,691 in October 2011.
