While year to date (YTD), sales are up by more than 9% as compared to the same time period in 2012, there were only 40 sales for the month of September 2013 as compared to 57 in September 2012--a nearly 30% drop.  YTD there have been 871 sales as compared to 797 in 2012. 

At the end of September there were 722 listings as compared to 684 last year at this time. 

The YTD average sales price is showing an improvement over 2012 of 5.48%--$161,993 as compared to $153,547.   However, a signficant portion of this can be attributed to the marked increase in sales in the higher priced homes: $300,000 to $500,000+.  There have been 61 sales in this price range as compared to 47 in 2012.

A great indicator that a market is improving can be seen in the "absorption rate" which tracks the number of months of inventory that are listed in a market at any given time.  YTD through September in 2012 there were 11.56 months of inventory on hand versus 9.78 months of inventory through September 2013.
