The number of solds in the greater Green Valley, AZ market increased from 35 in September to 39 in October but significantly lagged behind October 2008 when there were 56 homes sold.  Also the year-to-date comparison between the two years revealed that the average selling price has decreased 10%, from $201,199 in 2008 to $180,350 in 2009. 

The number of active listings continued its typical climb from 838 at the end of September to 897 at the end of October.  At the end of October 2008 there were 917 active listings.  Another dramatic change from October 2008 is that the average listing price has dropped from $292,687 to $249,888 in October of 2009.  Days on market dropped yet again in October 2009 from 177 in September to 164.  The breakdown for the active residential listings as of October 2009 was as follows:

Between October 1-30 there were 39 homes sold, an increase from 35 in September.  The breakdown by area for those sales were as follows:

During the October 1-31 time period there were 66 homes that went under contract as compared to 50 in the month of September.  This number includes 12 active contingent contracts with back-up offers being accepted.  Fifty-three of the 66 homes that went under contract were in Green Valley--a sharp increase from 37 in September; 8 were in Sahurita; 1 were in Tubac and 4 in Rio Rico

Altough the temperatures continued to sizzle in the month of September, the housing market continued to cool a bit with 35 homes being sold in the greater Green Valley, AZ market as compared to 42 in August and 77 in the month of July. 

Typical for this time of the year, the number of active listings began to climb from 781 at the end of August to 838 as of September 30, 2009; average listing price was $250,606 and the days on the market averaged 177, down from 185 at the end of August.    The breakdown for the active residential listings as of September 2009 was as follows:

For the first time in quite awhile the active listings on the Green Valley MLS dipped below 800 to 781 as of August 31, 2009; average listing price was $250,777, and the days on the market averaged 185.    The breakdown for August 2009 was as follows:

During August 1-31 there were 42 homes sold, a decline from 77 in the month of July.  The breakdown by area for those sales were as follows:

Who says the Green Valley, Arizona real estate market is seasonal?  As temperatures sizzled in the triple digits throughout July, the real estate market, while down year-to-date as compared to the same time  last year, did not cool off.  In fact, the Green Valley market showed a marked increase this month as compared to July 2008.

As of July 31, 2009 there were 808 active listings on the Green Valley MLS, with an average listing price of $253,461, and the days on market for these listings averaging 181.  The breakdown for July 2009 is as follows:

During the July 1-31 time period there were 42 homes that went under contract.  This number includes 15 active contingent contracts with back-up offers being accepted.  Thirty-three of the 42 homes that went under contract were in Green Valley; 7 were in Sahurita and 2 were in Tubac.

July brought good news to the Green Valley, Arizona real estate market with the number of sold listings nearly tripling to 77 in July 2009 as compared to 27 in July 2008.

I'm often asked if this is a good time to buy a home. Some clients are concerned that home prices may fall further than they have already. They are assuming that the best course of action is to wait for the bottom in the market and then buy. The problem with this approach is that you don't know where the bottom is until you see it in the rear view mirror, meaning until you've missed it!

Home prices are one factor in determining your cost of ownership, but so are interest rates and financing availability. Even though interest rates have gone up in the last six months, they are still near historic lows. Since your monthly mortgage payment is a combination of paying down your principal and paying the interest owed, if home prices come down a little further but interest rates go up, it could cost you even more to service a mortgage on an identical home!

While a home is a major investment, it is also the center of your personal life. It's important to live in a home that reflects your taste and values, yet is within your financial "comfort zone." To that end, it may be more important to lock in today's relatively low interest rates and low home prices, rather than to hope for a further break in prices in the future.
