Green Valley, AZ October 2009 Real Estate Statistics
The number of solds in the greater Green Valley, AZ market increased from 35 in September to 39 in October but significantly lagged behind October 2008 when there were 56 homes sold. Also the year-to-date comparison between the two years revealed that the average selling price has decreased 10%, from $201,199 in 2008 to $180,350 in 2009.
The number of active listings continued its typical climb from 838 at the end of September to 897 at the end of October. At the end of October 2008 there were 917 active listings. Another dramatic change from October 2008 is that the average listing price has dropped from $292,687 to $249,888 in October of 2009. Days on market dropped yet again in October 2009 from 177 in September to 164. The breakdown for the active residential listings as of October 2009 was as follows:

Between October 1-30 there were 39 homes sold, an increase from 35 in September. The breakdown by area for those sales were as follows:

During the October 1-31 time period there were 66 homes that went under contract as compared to 50 in the month of September. This number includes 12 active contingent contracts with back-up offers being accepted. Fifty-three of the 66 homes that went under contract were in Green Valley--a sharp increase from 37 in September; 8 were in Sahurita; 1 were in Tubac and 4 in Rio Rico
