Green Valley, AZ May 2010 Real Estate Statistics

On a year to year comparison, sales remained strong in the month of May, with 84 closed transactions as compared to 66 in May of 2009.  However sales did their traditional seasonal dip this month with a 50% drop from 127 closed transations in April 2010.  The average sales price continues to trail last year at $162, 135 YD in 2010 as compared to $185,243 YTD in 2009. 

On a somewhat positive note there were 794 Active Listings in the Green Valley area at the end of May 2010 as compared to 856 at the end of May 2009.   Average list price remained dipped slightly to $248,779 as compared to  $253,239 in April.

Green Valley, AZ April 2010 Real Estate Statistics

Sales remained strong in the month of April with 127 closed transactions, surpassing March, which had 112.  While the year to date average sales price is still down as compared to 2009, it did show a slight recovery in April at $164,599 as compared to March at $158,599.  Year to date in 2009 the average sales price was $188,733.   

 There were 821 Active Listings in the Green Valley area at the end of April 2010 as compared to 808 at the end of April 2009.   Average list price remained relatively stable between March and April at $253,239 but down from April 2009's average listing price of $277,591.

Green Valley, AZ March 2010 Real Estate Statistics

 As abundant as the lovely spring flowers that made their appearance in the Greater Green Valley area in the month of March, were real estate sales, which nearly doubled from 63 in February to 112.  However, not all of the real estate news was as welcome as the colorful flowers covering our desert floor, since the average selling price continued to decline from a year to date comparsion of $186,618 in 2009 to $158,559. 

There were 855 Active Listings in the Green Valley area at the end of March 2010 as compared to 860 at the end of March 2009.   Another dramatic drop between March 2009 and March 2010 was the average listing price which changed from $285,676 in 2009 to $253,590 in 2010.

Green Valley, AZ February 2010 Real Estate Statistics

As February 2010 came to a close it was painfully clear that the Green Valley, AZ real estate market has not yet stabilized.  While sales were consistent with 2009--in February 2009 there were 64 sales as compared to 63 in February 2010--the average selling price has declined 10% as compared to last year. 

The number of solds in the greater Green Valley, AZ market increased from 49 in January 2010 to 63 in February 2010.   However, the year-to-date comparison between 2009 and 2010 reveals that the average selling price has declined from $181,005 in 2009 to 164,601 in 2010. 

There were 738 Active Listings in Green Valley at the end of February 2010 as compared to 672 at the end of February 2009.   Another dramatic change from February 2009 is that the average listing price has dropped from $285,167 in 2009 to $242,492 in February of 2010.

Green Valley, AZ January 2010 Real Estate Statistics

In my last blog for the year 2009, I asked the question whether 2009 had laid the ground work for a better 2010 in terms of the real estate market.  And while sales are up slightly as compared to January 2009, the average selling price is continuing to drop, and is showing no signs of stabilizing any time soon. 

 The number of solds in the greater Green Valley, AZ market increased slightly from 41 in January 2009 to 49 in January 2010, which was down from 61 solds in December of 2009.   However, the year-to-date comparison between the two years reveals that the average selling price is continuing to decline from $196,266 for the same time period in 2009 to $160,589. 

There were 737 Active Listings at the end of January 2010 as compared to 682 at the end of January 2009.   Another dramatic change from January 2009 is that the average listing price has dropped from $283,943 to $245,153 in January of 2010.  Days on market remained relatively stable at 172.

Should I Buy a Home Now?

I'm often asked if this is a good time to buy a home. Some clients are concerned that home prices may fall further than they have already. They are assuming that the best course of action is to wait for the bottom in the market and then buy. The problem with this approach is that you don't know where the bottom is until you see it in the rear view mirror, meaning until you've missed it!

Home prices are one factor in determining your cost of ownership, but so are interest rates and financing availability. Even though interest rates have gone up in the last six months, they are still near historic lows. Since your monthly mortgage payment is a combination of paying down your principal and paying the interest owed, if home prices come down a little further but interest rates go up, it could cost you even more to service a mortgage on an identical home!

While a home is a major investment, it is also the center of your personal life. It's important to live in a home that reflects your taste and values, yet is within your financial "comfort zone." To that end, it may be more important to lock in today's relatively low interest rates and low home prices, rather than to hope for a further break in prices in the future.
